Flood is excluded from every home policy
This is worth stating without hedging, because it is the assumption that costs Florida households the most money: a standard homeowners policy does not cover flood. Not a reduced amount, not a share. It is a separate policy or it is not covered.
The same is true for condo and renters policies. If water rises and enters the building from outside, the cover has to have been bought separately and in advance.

What actually counts as flood
Storms and hurricanes, heavy rainfall, overflowing rivers, lakes and storm drains, and coastal storm surge. That is the peril being covered, and it reaches well beyond the properties people think of as waterfront.
A meaningful share of Florida flood claims come from outside the highest-risk zones, because water follows grade and drainage rather than a map boundary. Being outside a high-risk zone is a reason to price flood, not a reason to skip it.
